CONCERNED RESIDENTS OF PEBBLE BEACH
and Monterey County

a Non-Profit California Corporation

Dedicated to Preserving the Natural Environment and Quality of Life in Del Monte Forest and Peninsula Communities

August, 2004

Dear Resident,

Are you up-to-date on how the Pebble Beach Company's
proposed construction projects
in Del Monte Forest will affect our residential community?

A year ago we provided you with a status report on the pending applications for the largest group of new construction projects in the history of Pebble Beach. This update letter is being sent to remind you that it is vitally important that you take an active interest in these development plans. In a few months we will all be given an opportunity to let the Monterey County Planning Commissioners and Supervisors know how we feel about the impact these projects will have in the residential areas of the Forest.

Major Construction Projects

These development plans include another golf course, destroying the historic Equestrian Center and building a new one near Pacific Grove next to S.F.B. Mores Drive below Highway 68. Major expansions are planned at The Lodge and Spanish Bay complexes and new employee housing construction is proposed near the Spanish Bay complex and in the area of the PB Co. Corporate offices near Sundridge and Lopez Roads.. Further details are included in the enclosed "Short Summary of the Applications". You may also view this information on our website,

Final Environmental Impact Report (EIR) expected in late September, 2004

The County Planning staff and a representative from their consultant firm, Jones & Stokes, are currently preparing County responses to the many letters from the public and State Agencies that expressed concern with the Draft EIR that was issued by the County last year.

For example, a seven page March 22nd letter to the County from Diane Landry, District Manager, California Coastal Commission, covered many major problems with the proposed developments in the environmentally sensitive areas of the Forest. The Concerned Residents of Pebble Beach and Monterey County also submitted extensive comments on ten major issues concerning the proposed development projects.

A County response to the Coastal Commission and all others that sent in comments and questions about the Draft EIR will be included in the Final EIR. The County Planner on this major project has advised that they hope to start public hearings in Salinas on these pending applications during the fourth quarter of this year.
