 NOTICE OF PUBLIC HEARINGS

January 14, 2005

Subject: Pebble Beach Company's "Del Monte Forest Preservation and Development Plan'' (Applications PLN010254, PLN010341, and PLN040160)

The County Planning Commission is scheduled to hear the Pebble Beach Company's Del Monte Forest Preservation and Development Plan on Wednesday January 26, 2005. This hearing will begin at 9:00 am at the Board of Supervisors Chambers, County Courthouse, Church and Alisal Streets, Salinas, CA. This hearing on the project will include a review of the final environmental impact report (FEIR) and responses to public comments on the draft (DEIR) and partial revision to the draft EIR (PRDEIR). The recommendations of the Planning Commissionwill be forwardedt o the Board of Supervisors.

The Board of Supervisors is scheduled to hear this item, including consideration of certification of the final environmental impact report and project approval, at their regular meeting of March 1, 2005. Action by the Board of Supervisors can be appealed to the California Coastal Commission.

The project consists of a Combined Development Permit with four primary elements: 1) new visitor serving, recreational and residential development; 2) dedication of conservation easements for the preservation and conservation of certain areas; 3) road, infrastructure, and trail improvements; and 4) resource management of preservation, conservation, and managed habitat areas within and adjacent to proposed development. This Development Plan would allow new development at 13 locations within the Del Monte Forest including: construction of a new 18-hole golf course, a new driving range at the Spanish Bay Resort, and 160 new visitor-serving suites; relocation of the existing Equestrian center; creation of 33 residential lots within 5 subdivisions; construction of 60 employee housing units; and the preservation of 492 acres. The proposed project also includes: amending the existing Spanish Bay Use Permits (pC-5202 and PC-5405) that would allow relocating the equestrian center to the Sawmill Borrow Site; approval of Coastal Development Permits for conditional certificates of compliance for three sites planned for subdivision; and amending the recorded scenic easement on the lower Sawmill.
