 NOTICE OF PUBLIC HEARING

November 4, 2004

Subject: Pebble Beach Company's "Del Monte Forest Preservation and Development Plan" (Applications PLN010254, PLNOlO341, and PLN040160)

The County Subdivision Committee is scheduled to hear the Pebble Beach Company's Del Monte Forest Preservation and Development Plan on Thursday November 18, 2004. This hearing will begin at 9:45 am at the Board of Supervisors Chambers, County Courthouse, Church and Alisal Streets, Salinas, CA. This hearing is a continuation of the April 2004 hearing, and will include a review of the draft environmental impact report (DEIR) and the recently completed partial revision to the DEIR (PRDEIR) which was prepared following a review of public comments.

The County Planning Commission and Board of Supervisors will hear the item once the Subdivision Committee has completed their deliberations. These meetings are planned to start in January 2005 and a separate notice will be sent out once a date is set. Action by the Board of Supervisors can be appealed to the California Coastal Commission.

The project consists of a Combined Development Permit with four primary elements: 1) new visitorserving, recreational and residential development; 2) dedication of conservation easements for the preservation and conservation of certain areas; 3) road, infrastructure, and trail improvements; and 4) resource management of preservation, conservation, and managed habitat areas within and adjacent to proposed development. This Development Plan would allow new development at 13 locations within the Del Monte Forest including: construction of a new 18-hole golf course, a new driving range at the Spanish Bay Resort, and 160 new visitor-serving suites; relocation of the existing Equestrian center; creation of 33 residential lots within 5 subdivisions; construction of 60 employee housing units; and the preservation of 492 acres. The proposed project also includes: amending the existing Spanish Bay Use Permit (PC-5202) that would allow relocating the equestrian center to the Sawmill Borrow Site; approval of conditional certificates of compliance for three sites planned for subdivision; and determining whether an amendment to the recorded scenic easement on the lower Sawmill site is required.
